The client

Bluestone Developments is a family-run, design-led property developer with more than two decades of experience creating high-specification, sustainable homes across the South East. Founded by brothers Paolo and Dario Packham, the studio is known for fusing European-inspired architecture with eco-conscious construction.

Twineham Grange Farm is the practice’s flagship development: an exclusive gated scheme of six boutique two-storey eco houses set in the picturesque countryside between Brighton and the South Downs National Park. Each home is finished in long-format textured brick with timber fins, and equipped with air-source heat pumps, solar PV, heat recovery, EV charging and underfloor heating throughout.

The challenge

Bluestone needed a digital presence equal to the quality of the build – one that could:

  • Establish the Bluestone master brand as a serious, premium developer.
  • Showcase Twineham Grange Farm as a destination in its own right.
  • Drive qualified enquiries from buyers and prospective renters in Sussex, Brighton & Hove, and the London commuter belt.
  • Support a dual commercial model –  outright sale and short-stay holiday let, with the Dawns View show home as the proof point.

Our approach

1

Brand Architecture & Two-Site Strategy

We built a two-site architecture so each brand could do its job properly. The corporate site, createdbybluestone.co.uk, was designed to communicate Bluestone’s portfolio, values and craftsmanship to prospective buyers, partners and the press. The dedicated microsite, twinehamgrangefarm.co.uk, was created as a high-converting destination focused entirely on the development — the homes, the village, the landscape, and the lifestyle.

2

Premium Visual Design & Content

Every page was art-directed around the architecture itself: full-bleed imagery of the show home, a video tour, gallery, floor plans, downloadable brochure, and detailed write-ups of the kitchens (Latvian birch, Leicht, Siemens, Bora, Quooker), bathrooms (Porcelanosa, Lexington maple), bedroom suites and landscaping. Sustainability was given its own dedicated section — Vaillant air-source heat pump, SPV solar, heat recovery, EV charging, wildflower bank — to appeal to eco-conscious buyers.

3

Location-Led Storytelling

The Twineham microsite was structured to sell the location as much as the homes. We wrote dedicated content on Twineham village, the South Downs, and the train links to Brighton (10–14 mins), London Victoria (43–50 mins) and Gatwick (11–15 mins) — answering the questions buyers and renters actually ask, while providing the geographic depth Google’s algorithms reward.

4

SEO Foundation & Ongoing Optimisation

From day one, both sites were built on a clean technical foundation – fast-loading, mobile-first, structured-data marked up, and linked together to share authority. We ran ongoing keyword research around luxury new builds in West Sussex, sustainable property development, and Twineham-specific search demand, then optimised page titles, metadata, H1s and on-page content accordingly. Backlinks were earned through partner placements (BoConcept Chichester, Oakley Property and others).

5

Conversion-Focused User Journeys

Clear calls to action – Book a Tour, Download the Brochure, Register Your Interest -were placed throughout, with simple enquiry forms feeding directly into the Bluestone team. The result is a journey that takes a curious browser from a Google search through to a brochure download or booked viewing in a handful of clicks.

The results

Within the first reporting period, Twineham Grange Farm achieved measurable success across both commercial and digital metrics.

  • 100% of properties at Twineham Grange Farm successfully let or sold.
  • Dawns View established as a successful short-stay / Airbnb model — proving the development’s viability for buyers seeking both a primary residence and a high-yield holiday let.
  • Strong, qualified enquiry pipeline of buyers, renters and short-stay guests generated entirely through organic and direct channels.
